5 Tips for Homeowners From a ​HVAC Contractor

As a new and first-time homeowner, there are many things you need to get accustomed with. The responsibility of owning a home does not end with paying taxes. Maintenance becomes a routine part of your existence because failing with upkeep potentially leads to significant expenses later.

One system many homeowners struggle with is the home’s HVAC, responsible for maintaining temperatures throughout the year. Without a working HVAC unit, your home is cold in the winter and hot in the summer. Understanding just five essential tips can help save you both money and sweat while increasing the efficiency of your system.


1. Learn About the System 

Before calling an HVAC technician, take the time to learn about your home's system. What fuel does your HVAC unit require? Is it gas or electric? What are manufacturer recommendations or maintenance suggestions? Much can be learned and avoided by reading the owner's manual or — if you don't have a manual — asking the previous homeowner.


2. Upgrade Your Thermostat

While not technically a maintenance tip, upgrading your thermostat is an excellent way to save money and maximize the HVAC system's potential. A programmable thermostat will allow you to set temperature schedules, allowing you to reduce the heat or AC when away from your home and kick it up before returning. Some thermostats also have mobile apps, allowing you to control everything while away.


3. Change the Filters

Air filters are crucial to your furnace's efficiency, ensuring adequate and clean airflow through the system. The general rule is to replace your system's air filters once every three months, but every unit is different, so review the manufacturer guidelines. When replacing air filters, you also want to consider the number of people and pets within the household. The more populated a space, the more often filters need replacing.


4. Request Annual Inspections

When you purchase a home, or before you buy a home, make sure the property is properly inspected. You want to verify that all essential systems, including the HVAC, are working. While the initial inspection is necessary, it is not enough. The heating and cooling systems of a home need to be assessed annually, ensuring their continued functionality. Failing to inspect the system every year can lead to minor problems becoming significant expenses.


5. Find Reputable Technicians 

Before scheduling any furnace service, you want to verify the business is reputable. You need to check its license and insurance information, but beyond that, look for referrals and customer reviews. It is also a good idea to call or visit the business to assess its customer service skills. Remember, a service technician will be in your home; you want to feel comfortable.
